Southport CT Real Estate Weekly Update November 29, 2011

SOUTHPORT CT HOMES: The median list price in Southport is now $900,000. As of this morning, there are 59 homes that have actively been on the market for  157 days and are listed at an average price of $2,145,232.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $349,900.  

No new listings  came on the market this week, and one home came back on the market after being under deposit.  There was one property that had a price change. One property has gone under the initial deposit stage, which we call CTS, and no properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: No single family home sales were reported as closed this past  week and was listed at $280,000. There were five status changes in the last seven days.

Fairfield CT Real Estate Update- Week of November 22, 2011

FAIRFIELD CT HOMES:  A seasonal dip in inventory is evident with 465 homes that are actively on the market. The median list price in Fairfield is $544,950, and they have been available an average of  124 days These properties are listed at an average price of $1,191,595. The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $129,000.

Ten new listings came on the market this week, and one home came back on the market after being under deposit.  There were seven properties that had a price change. Thirteen properties have gone under the initial deposit stage, which we call CTS, and seven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Average list price on those pending properties was $761,100 and their average market time  was 135 days.

TOWNWIDE PENDINGS: There are 41 properties scheduled to close, and their average price is $673,858. Their average market time was 153 days.

CLOSINGS: Thirteen properties were reported as sold this past  week, and they had an average list price of $576,892  and were on the market an average of  86 days. There were 78 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 65 condominiums that are available in Fairfield is $364,950. These properties have been  listed an average of 115 days, and have an average price of $494,537. The highest list price for a condo in town is $1,487,500 and the lowest priced condominium available is $144,900.

No new listings came on the market this week,  and no homes  came back on the market after being under deposit. One property had a price change. In the last week, one property went into CTS status,  and one property went into pending status.

TOWNWIDE PENDINGS: There are 12 properties scheduled to close, and their average price is $368,000. Their average market time was 161 days.

CLOSINGS: Three properties were reported as closed in the last week and their average list price was $325,967 and they were on the market an average of 98 days. There were seven status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, and there are 133 homes or apartments available. The median monthly price is $1,875 and the average price is $3,175 per month. These year round rental opportunities have been on the market an average of 61 days.

There are four seasonal or summer rentals  available throughout Fairfield that have been on the market an average of  205 days, and at an average price of $13,675. The median  price of both furnished and unfurnished seasonal rentals is $3,350.

FAIRFIELD CT HOMES:  A seasonal dip in inventory is evident with 475 homes that are actively on the market. The median list price in Fairfield is $543,000, and they have been available an average of  121 days These properties are listed at an average price of $1,201,018. The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $129,000.

Thirteen new listings came on the market this week, and no homes came back on the market after being under deposit.  There were 21 properties that had a price change. Thirteen properties have gone under the initial deposit stage, which we call CTS, and eight properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Average list price on those pending properties was $673,938 and their average market time  was 116 days.

TOWNWIDE PENDINGS: There are 47 properties scheduled to close, and their average price is $639,065. Their average market time was 136 days.

CLOSINGS: Six properties were reported as sold this past  week, and they had an average list price of $394,950  and were on the market an average of  123 days. There were 123 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 65 condominiums that are available in Fairfield is $377,900. These properties have been  listed an average of  108 days, and have an average price of $501,291. The highest list price for a condo in town is $1,487,500 and the lowest priced condominium available is $144,900.

One new listing came on the market this week,  and no homes  came back on the market after being under deposit. Three properties had a price change. In the last week, no properties went into CTS status,  and three properties went into pending status.

TOWNWIDE PENDINGS: There are 14 properties scheduled to close, and their average price is $356,778. Their average market time was 144 days.

CLOSINGS: Four properties were reported as closed in the last week and their average list price was $416,725 and they were on the market and average of 187 days. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, and there are 122 homes or apartments available. The median monthly price is $1,875 and the average price is $3,242 per month. These year round rental opportunities have been on the market an average of 63 days.

There are four seasonal or summer rentals  available throughout Fairfield that have been on the market an average of  197 days, and at an average price of $13,675. The median  price of both furnished and unfurnished seasonal rentals is $3,350.

Southport CT Real Estate Weekly Market Report and Update Nov. 8, 2011

SOUTHPORT CT HOMES: The median list price in Southport is now $934,000 and up about five percent fromlast week, after afew weeks of decline. For an added  perspective, the median price at the end of July was $1,137,000.  As of this morning, there are 66 homes that have actively been on the market for  133 days and are listed at an average price of $2,128,040.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $349,900.  

Three new listings  came on the market this week, and no homes came back on the market after being under deposit.  There were two properties that had a price change. No properties have gone under the initial deposit stage, which we call CTS, and one property went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: One single family home sale was reported  closed this past  week and was listed at $280,000. There were seven status changes in the last seven days.

Fairfield CT Real Estate Weekly Market Statistics & Report 11/8/11

FAIRFIELD CT HOMES:  A pretty good week for Fairfield! The median list price in Fairfield is $532,450.  As of this morning, there are 482 homes that are actively on the market. They have been available an average of  118 days and are listed at an average price of $1,191,928. The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $129,900.

SINGLE FAMILY HOME INVENTORY based upon the current absorption rate: 12.36 months, and is up slightly again from last week. The goal for a neutral market in Fairfield is six months.

Seventeen new listings came on the market this week, and three homes came back on the market after being under deposit.  There were 23 properties that had a price change. Fifteen properties have gone under the initial deposit stage, which we call CTS, and seven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Average list price on those pending properties was $738,114 and their average market time  was 52 days.

CLOSINGS: Eight properties were reported as sold this past  week, and they had an average list price of $548,538  and  were on the market an average of  84 days. There were 109 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for a condo in Fairfield is $347,509. The  67 condominiums that are available have been  listed an average of  115 days, and have an average price of $468,015. The highest list price for a condo in town is $1,075,110 and the lowest priced condominium available is $159,900.

CONDOMINIUM  INVENTORY based upon the current absorption rate: 11.33 months, and is up  from last week. The goal for a neutral condominium market in Fairfield is 7-7.5 months.

Four new listings came on the market this week,  and one home  came back on the market. One property had a price change. In the last week, three properties went into CTS status,  and one property went into pending status.

CLOSINGS: Four properties were reported as closed in the last week and their average list price was $309,850 and they were on the market and average of 50 days. There were 21 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, and there are 126 homes or apartments available. The median monthly price is $1,887 and the average price is $3,252 per month. These year round rental opportunities have been on the market an average of 59 days.

There are four seasonal or summer rentals  available throughout Fairfield that have been on the market an average of  190 days, and at an average price of $13,675. The median  price of both furnished and unfurnished seasonal rentals is $3,350.
