Fairfield CT Real Estate Market Report Week of January 31, 2012

FAIRFIELD CT HOMES: Expect more homes to be coming on the market in the coming weeks. There are currently 402 homes that are actively on the market. The median list price in Fairfield is $540,000, and these homes have been available an average of 134 days. These properties are listed at an average price of $1,190,714. The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $179,900.

Nineteen new listings came on the market in the past seven days, and one home came back on the market after being under deposit. There were  ten properties that had a price change. Nineteen properties have gone under the initial deposit stage, which we call CTS, and eleven properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $957,818

TOWNWIDE PENDINGS: There are 44 properties scheduled to close, and their average price is $810,277.

CLOSINGS: Eleven properties were reported as sold this past week, and they had an average list price of $705,700 and were on the market an average of 155 days. There were 140 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 59 condos that are available is $377,900. These properties have been listed an average of 125 days, and have an average price of $514,705. The highest list price for a condo in town is $1,487,500 and the lowest priced condominium available is $105,900.

Four new listings came on the market this week, and no homes came back on the market after being under deposit. Two properties had a price change. In the last week, one property went into CTS status, and no properties went into pending status.

TOWNWIDE PENDINGS: There are seven properties scheduled to close, and their average price is $344,057.

CLOSINGS: Three properties were reported as closed in the last week, and their average list price was $354,666. There were 18  status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 112 homes or apartments available. The median monthly price is $1,975 and the average price is $3,101 per month. These year round rental opportunities have been on the market an average of 73 days.

There are four seasonal or summer rentals available throughout Fairfield that have been on the market an average of 255 days, and at an average price of $15,500. The median price of both furnished and unfurnished seasonal rentals is $6,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Real Estate Weekly Report January 31, 2012

SOUTHPORT CT HOMES: The median list price in Southport is now $864,500. As of this morning, there are 47 homes that have actively been on the market for 155 days and are listed at an average price of $2,091,029.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

No new listings came on the market this week, and one  home came back on the market after being under deposit. There was one property that had a price change. One property has gone under the initial deposit stage, which we call CTS, and one property went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. that property was listed at $1,130,000 and was on the market for 182 days.

CLOSINGS: Two single family home sales were reported as closed this past week, and the average list price was $879,500. There were 15 status changes in the last seven days.

The median list price in Fairfield is $537,450, and these homes have been available an average of 136 days. These properties are listed at an average price of $1,204,338. The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $129,000.

Mirroring the last few weeks inventory change, twenty four new listings came on the market in the past seven days. Five homes came back on the market after being under deposit. There were 13 properties that had a price change. Nine properties have gone under the initial deposit stage, which we call CTS, and four properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 45 properties scheduled to close, and their average price is $723,064.

CLOSINGS: Five properties were reported as sold this past week, and they had an average list price of $516,588 and were on the market an average of 127 days. There were 75 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 55 condos that are available is $387,500. These properties have been listed an average of 127 days, and have an average price of $516,588. The highest list price for a condo in town is $1,487,500 and the lowest priced condominium available is $105,900.

The median list price in Fairfield is $537,375, and these homes have been available an average of  141 days. These properties are listed at an average price of $1,216,274. The highest priced home for sale in town is listed at $25,500,000 and the lowest priced available single family home is $129,000.

Mirroring last weeks inventory change, twenty three new listings came on the market in the past seven days. One home came back on the market after being under deposit. There were 11 properties that had a price change. Twelve properties have gone under the initial deposit stage, which we call CTS, and ten properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 45 properties scheduled to close, and their average price is $727,928.

CLOSINGS: Six properties were reported as sold this past  week, and they had an average list price of $758,650 and were on the market an average of 83 days. There were 81 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 54 condos that are available is $406,950. These properties have been  listed an average of 120 days, and have an average price of $532,043.
