Southport CT Real Estate Market Update Week of May 7, 2012

SOUTHPORT CT HOMES:  Southport's market has been a bit  unsteady  as of late. The median list price in Southport is now $1,024,500. As of this morning, there are 63 homes that have actively been on the market for 141 days and are listed at an average price of $2,253,200.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

Two new listings came on the market this week, and no homes came back on the market after being under deposit. There was one property that had a price change. One property has gone under the initial deposit stage, which we call CTS, and two properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

SOUTHPORT AREA PENDINGS: There are 12 properties scheduled to close in Southport and their average list price is $1,004,575.

CLOSINGS: There were two closings reported in the past week, and their average list price was $574,000.  There were seven status changes in the last seven days.

Fairfield CT Real Estate Market Update Week of May 7, 2012

FAIRFIELD CT HOMES:   There are currently 503 homes that are actively on the market, and the median list price in Fairfieldis now  $595,000. These homes have been available an average of 114 days, and are listed at an average price of $1,218,807. The highest priced home for sale in town is listed at $21,500,000 and the lowest priced available single family home is $179,000.


Twenty-six new listings came on the market in the past seven days, and one home came back on the market after being under deposit. There were fifteen properties that had a price change. Twenty-four  properties have gone under the initial deposit stage, which we call CTS, and 25 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $592,940.

TOWNWIDE PENDINGS: There are 99 properties scheduled to close, and their average price is $712,754.

CLOSINGS:   Twenty properties were reported as sold this past week, and they had an average list price of $643,110 with an average market time of 124 days. There were 129 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 61 condos that are available is $334,000. These properties have been listed an average of 125 days, and have an average price of $475,675. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $168,900.

Five new listings came on the market this week, and no homes came back on the market after being under deposit.  Two properties had a price change. In the last week, two properties went into CTS status, and four properties went into pending status. Their average list price was $420,725.

TOWNWIDE PENDINGS: There are 17 properties scheduled to close, and their average price is $484,723.

CLOSINGS: Two properties were reported as closed in the last week, and their average list price was $197,450. There were 18 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 109 homes or apartments available. The median monthly price is $2,187 and the average price is $3,394 per month. These year round rental opportunities have been on the market an average of 66 days.

There are 26 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 89 days, and at an average price of $8,926. The median price of both furnished and unfurnished seasonal rentals is $4,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

There were 37 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of April, 2012.

The average sales price was $679,716 and the average market time was 101 days.


Total closed Sales Volume for the month of April 2012 was $25,149,500

There were 4 condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of April, 2012.


The average sales price was $306,125 and the average market time was 31 days.


Total closed Condominium  Sales Volume for the month of April 2012 was $1,224,500

These homes have been available an average of 117 days, and are listed at an average price of $1,212,999. The highest priced home for sale in town is listed at $21,500,000 and the lowest priced available single family home is $179,000.

Twenty-two  properties have gone under the initial deposit stage, which we call CTS, and 25 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $639,152.

TOWNWIDE PENDINGS: There are 100 properties scheduled to close, and their average price is $715,041.

CLOSINGS:   Fourteen properties were reported as sold this past week, and they had an average list price of $535,514 with an average market time of 87 days. There were 116 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 61 condos that are available is $346,750. These properties have been listed an average of 131 days, and have an average price of $475,783. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $168,900.

FAIRFIELD CT HOMES:  Fairfield's market is jumpin', and there is lots of activity! There are currently 490 homes that are actively on the market, and the median list price in Fairfield dropped slightly to $577,700. These homes have been available an average of 118 days, and are listed at an average price of $1,198,761. The highest priced home for sale in town is listed at $21,500,000 and the lowest priced available single family home is $179,000.


Twenty-nine new listings came on the market in the past seven days!!, and five homes came back on the market after being under deposit. There were fifteen properties that had a price change. Thirty properties have gone under the initial deposit stage, which we call CTS, and seventeen properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $685,771.

TOWNWIDE PENDINGS: There are 79 properties scheduled to close, and their average price is $706,941.

CLOSINGS:   Eight properties were reported as sold this past week, and they had an average list price of $661,588 with an average market time of 93 days. There were 119 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 63 condos that are available is $354,000. These properties have been listed an average of 120 days, and have an average price of $503,868. The highest list price for a condo in town is $2,195,000 and the lowest priced condominium available is $169,000.
