Fairfield CT Real Estate Market Update Week of May 28, 2012

FAIRFIELD CT HOMES:  Another  great week for Fairfield real estate! The last couple of weeks have seen the most activity in quite some time- There are currently 497 homes that are actively on the market, and the median list price in Fairfield is now  $611,750. These homes have been available an average of 112 days, and are listed at an average price of $1,239,005. The highest priced home for sale in town is listed at $21,500,000 and the lowest priced available single family home is $169,200.

Thirteen new listings came on the market in the past seven days, and four homes came back on the market after being under deposit. There were 19 properties that had a price change. Twenty-two properties have gone under the initial deposit stage, which we call CTS, and 15 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $751,367.

TOWNWIDE PENDINGS: There are 120 properties scheduled to close, and their average price is $705,739.

CLOSINGS:   Thirteen properties were reported as sold this past week, and they had an average list price of $762,884 with an average market time of 152 days. There were 104 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 61 condos that are available is $339,450. These properties have been listed an average of 137 days, and have an average price of $486,157. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $157,900.

No new listings came on the market this week, and no homes came back on the market after being under deposit.  Six properties had a price change. In the last week, three properties went into CTS status, and two properties went into pending status. Their average list price was $213,750.

TOWNWIDE PENDINGS: There are 17 properties scheduled to close, and their average price is $465,752.

CLOSINGS: One property was reported as closed in the last week, and was listed at $400,000. There were 15 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 103 homes or apartments available. The median monthly price is $2,150 and the average price is $3,458 per month. These year round rental opportunities have been on the market an average of 62 days.

There are 26 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 73 days, and at an average price of $8,715. The median price of both furnished and unfurnished seasonal rentals is $4,750. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Real Estate Market Report Week of May 22, 2012

 SOUTHPORT CT HOMES:  Southport's median list price is now at $1,059,000. As of this morning, there are 64 homes that have actively been on the market for an average of 147 days and are listed at an average price of $2,264,292.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

Three new listings came on the market this week, and one home came back on the market after being under deposit. There were two properties that had a price change. Two homes have gone under the initial deposit stage, which we call CTS, and no properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

SOUTHPORT AREA PENDINGS: There are 11 properties scheduled to close in Southport and their average list price is $959,990.

CLOSINGS: There were two closings reported in the past week, and their average list price was $824,000.  There were 13 status changes in the last seven days.

Fairfield CT Real Estate Market Report Week of May 22, 2012

FAIRFIELD CT HOMES:  It was a great week for Fairfield real estate! The best in quite some time- There are currently 495 homes that are actively on the market, and the median list price in Fairfield is now  $612,000. These homes have been available an average of 112 days, and are listed at an average price of $1,239,005. The highest priced home for sale in town is listed at $21,500,000 and the lowest priced available single family home is $169,200.

Twenty-seven new listings came on the market in the past seven days, and two homes came back on the market after being under deposit. There were 23 properties that had a price change. Twenty-five properties have gone under the initial deposit stage, which we call CTS, and 29 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $735,552.

TOWNWIDE PENDINGS: There are 124 properties scheduled to close, and their average price is $705,739.

CLOSINGS:   Nineteen properties were reported as sold this past week, and they had an average list price of $721,563 with an average market time of 138 days. There were 144 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 62 condos that are available is $340,500. These properties have been listed an average of 131 days, and have an average price of $479,751. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $168,900.

Four new listings came on the market this week, and no homes came back on the market after being under deposit.  One  property had a price change. In the last week, three properties went into CTS status, and three properties went into pending status. Their average list price was $439.633.

TOWNWIDE PENDINGS: There are 17 properties scheduled to close, and their average price is $507,017.

CLOSINGS: One property was reported as closed in the last week, and was listed at $245,000. There were 13 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 103 homes or apartments available. The median monthly price is $2,175 and the average price is $3,471 per month. These year round rental opportunities have been on the market an average of 63 days.

There are 24 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 71 days, and at an average price of $10,279. Southport CT Real Estate Market Report Week of May 15, 2012

SOUTHPORT CT HOMES:  Southport's marketis showing signs of slowing, although the median list price in remains at $1,024,500. As of this morning, there are 63 homes that have actively been on the market for an average of 144 days and are listed at an average price of $2,275,501.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

Two new listings came on the market this week, and no homes came back on the market after being under deposit. There were four properties that had a price change. Three homes have gone under the initial deposit stage, which we call CTS, and two properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

Fairfield CT Real Estate Market Report Week of May 15, 2012

FAIRFIELD CT HOMES:   There are currently 499 homes that are actively on the market, and the median list price in Fairfieldis now  $604,900. These homes have been available an average of 113 days, and are listed at an average price of $1,227,967. The highest priced home for sale in town is listed at $21,500,000 and the lowest priced available single family home is $169,200.


Nineteen new listings came on the market in the past seven days, and two homes came back on the market after being under deposit. There were seventeen properties that had a price change. Fifteen   properties have gone under the initial deposit stage, which we call CTS, and 24 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $703,445.

TOWNWIDE PENDINGS: There are 114 properties scheduled to close, and their average price is $711,442.

CLOSINGS:   Nine properties were reported as sold this past week, and they had an average list price of $727,322 with an average market time of 134 days. There were 102 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 60 condos that are available is $339,450. These properties have been listed an average of 125 days, and have an average price of $478,018. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $168,900.

No new listings came on the market this week, and no homes came back on the market after being under deposit.  Four properties had a price change. In the last week, four properties went into CTS status, and two properties went into pending status. Their average list price was $312,000.

TOWNWIDE PENDINGS: There are 15 properties scheduled to close, and their average price is $503,026.

CLOSINGS: Four properties were reported as closed in the last week, and their average list price was $304,725. There were 14 status changes for the week.
