Southport CT Real Estate Market Report Week of June 12, 2012

 SOUTHPORT CT HOMES:  Southport's median list price is now at $1,074,000. As of this morning, there are 63 homes that have actively been on the market for an average of 130 days and are listed at an average price of $2,351,998.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

Two new listings came on the market this week, and no homes came back on the market after being under deposit. There were no properties that had a price change. One home has gone under the initial deposit stage, which we call CTS, and no properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

SOUTHPORT AREA PENDINGS: There are 12 properties scheduled to close in Southport and their average list price is $893,733.

CLOSINGS: There were two closings reported in the past week, and were listed on average at $1,149,500.  There were six status changes in the last seven days.

SOUTHPORT CT HOMES:  Southport's median list price is now at $1,062,000. As of this morning, there are 63 homes that have actively been on the market for an average of 126 days and are listed at an average price of $2,340,173.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

Five new listings came on the market this week, and no homes came back on the market after being under deposit. There were two properties that had a price change. Three homes have gone under the initial deposit stage, which we call CTS, and two properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average price was $806,950.

SOUTHPORT AREA PENDINGS: There are 12 properties scheduled to close in Southport and their average list price is $893,733.

CLOSINGS: There was one closing reported in the past week, and the home was listed att $1,449,000.  There were 17 status changes in the last seven days.

Fairfield CT Real Estate Market Update Week of June 5, 2012

 FAIRFIELD CT HOMES:  Another  great week for Fairfield real estate! The last couple of weeks have seen the most activity in quite some time and there were thirty closings!- There are currently 495 homes that are actively on the market, and the median list price in Fairfield is now  $607,500. These homes have been available an average of 109 days, and are listed at an average price of $1,191,934. The highest priced home for sale in town is listed at $13,900,000 and the lowest priced available single family home is $169,200.

Thirty new listings came on the market in the past seven days, and nine homes came back on the market after being under deposit. There were 17 properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and 21 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $817,205.

TOWNWIDE PENDINGS: There are 113 properties scheduled to close, and their average price is $717,854.

CLOSINGS:   Twenty-six properties were reported as sold this past week, and they had an average list price of $771,192 with an average market time of 81 days. There were 145 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 62 condos that are available is $352,200. These properties have been listed an average of 133 days, and have an average price of $489,651. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $157,900.

Three new listings came on the market this week, and no homes came back on the market after being under deposit.  Three properties had a price change. In the last week, no properties went into CTS status, and two properties went into pending status. Their average list price was $357,000.

TOWNWIDE PENDINGS: There are 13 properties scheduled to close, and their average price is $360,561.

CLOSINGS: three properties were reported as closed in the last week, and they were listed on average at $448,333. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 102 homes or apartments available. The median monthly price is $2,150 and the average price is $3,511 per month. These year round rental opportunities have been on the market an average of 60 days.

There are 24 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 77 days, and at an average price of $9,320. The median price of both furnished and unfurnished seasonal rentals is $5,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

There were 59 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of May, 2012.

The average sales price was $371,250 and the average market time was 116 days.
Total closed Condominium  Sales Volume for the month of May 2012 was $2,970,000
