Fairfield CT Real Estate Market Update Week of June 26, 2012

FAIRFIELD CT HOMES: There are currently 483 homes that are actively on the market, and the median list price in Fairfield is now  $595,000. These homes have been available an average of 111 days, and are listed at an average price of $1,206,192. The highest priced home for sale in town is listed at $13,900,000 and the lowest priced available single family home is $178,200.

Eighteen new listings came on the market in the past seven days, and two homes came back on the market after being under deposit. There were 23 properties that had a price change. Twenty-three properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $668,383.

TOWNWIDE PENDINGS: There are 103 properties scheduled to close, and their average price is $697,646.

CLOSINGS:  Twenty-three properties were reported as sold this past week, and they had an average list price of $772,267 with an average market time of 109 days. There were 133 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 59 condos that are available is $346,750. These properties have been listed an average of 134 days, and have an average price of $489,157. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $157,900.

Two new listings came on the market this week, and one home came back on the market after being under deposit.  Two properties had a price change. In the last week, five properties went into CTS status, and four properties went into pending status. Their average list price was $524,750.

TOWNWIDE PENDINGS: There are 12 properties scheduled to close, and their average price is $452,275.

CLOSINGS: Two properties were reported as closed in the last week, and they were listed on average at $514,450. There were 20 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 103 homes or apartments available. The median monthly price is $2,200 and the average price is $3,636 per month. These year round rental opportunities have been on the market an average of 62 days.

There are 24 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 82 days, and at an average price of $9,675. The median price of both furnished and unfurnished seasonal rentals is $4,250. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Real Estate Market Update Week of June 26, 2012

 SOUTHPORT CT HOMES:  Southport's median list price is now at $1,052,000. As of this morning, there are 63 homes that have actively been on the market for an average of 141 days and are listed at an average price of $2,332,583.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

Two new listings came on the market this week, and no homes came back on the market after being under deposit. There were three properties that had a price change. Four homes have gone under the initial deposit stage, which we call CTS, and no properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

SOUTHPORT AREA PENDINGS: There are nine properties scheduled to close in Southport and their average list price is $620,888.

CLOSINGS: There were two closings reported in the past week, and were listed on average at $1,274,000.  There were 12 status changes in the last seven days.

Fairfield CT Real Estate Market Update Week of June 19, 2012

 FAIRFIELD CT HOMES: There are currently 485 homes that are actively on the market, and the median list price in Fairfield is now  $599,000. These homes have been available an average of 111 days, and are listed at an average price of $1,209,930. The highest priced home for sale in town is listed at $13,900,000 and the lowest priced available single family home is $178,200.

Eighteen new listings came on the market in the past seven days, and two homes came back on the market after being under deposit. There were 15 properties that had a price change. Twenty-two properties have gone under the initial deposit stage, which we call CTS, and 19 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $808,674.

TOWNWIDE PENDINGS: There are 112 properties scheduled to close, and their average price is $711,009.

CLOSINGS:  Fourteen properties were reported as sold this past week, and they had an average list price of $796,904 with an average market time of 112 days. There were 107 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 63 condos that are available is $382,000. These properties have been listed an average of 131 days, and have an average price of $502,544. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $157,900.

Three new listings came on the market this week, and no homes came back on the market after being under deposit.  Five properties had a price change. In the last week, two properties went into CTS status, and three properties went into pending status. Their average list price was $377,133.

TOWNWIDE PENDINGS: There are 11 properties scheduled to close, and their average price is $444,663.

CLOSINGS: Six properties were reported as closed in the last week, and they were listed on average at $256,067. There were 21 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 105 homes or apartments available. The median monthly price is $2,100 and the average price is $3,648 per month. These year round rental opportunities have been on the market an average of 62 days.

There are 25 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 79 days, and at an average price of $10,148. Southport CT Real Estate Market Update Week of June 19, 2012

SOUTHPORT CT HOMES:  Southport's median list price is now at $1,074,000. As of this morning, there are 63 homes that have actively been on the market for an average of 137 days and are listed at an average price of $2,346,077.

The highest priced home for sale in the Southport area of town is listed at $13,900,000 and the lowest priced available single family home is $225,000.

No new listings came on the market this week, and no homes came back on the market after being under deposit. There were two properties that had a price change. Three homes have gone under the initial deposit stage, which we call CTS, and no properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

SOUTHPORT AREA PENDINGS: There are ten properties scheduled to close in Southport and their average list price is $682,980.

CLOSINGS: There were two closings reported in the past week, and were listed on average at $1,947,500.  There were seven status changes in the last seven days.

These homes have been available an average of 108 days, and are listed at an average price of $1,206,788. The highest priced home for sale in town is listed at $13,900,000 and the lowest priced available single family home is $178,200.

Eighteen new listings came on the market in the past seven days, and no homes came back on the market after being under deposit. There were 26 properties that had a price change. Eighteen properties have gone under the initial deposit stage, which we call CTS, and 21 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. Their average list price was $701,714.

TOWNWIDE PENDINGS: There are 108 properties scheduled to close, and their average price is $729,110.

CLOSINGS:   Twenty-one properties were reported as sold this past week, and they had an average list price of $728,833 with an average market time of 110 days. There were 118 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 63 condos that are available is $352,200. These properties have been listed an average of 128 days, and have an average price of $492,663. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $157,900.

Four new listings came on the market this week, and no homes came back on the market after being under deposit.  Two properties had a price change. In the last week, one property went into CTS status, and two properties went into pending status. Their average list price was $407,000.

TOWNWIDE PENDINGS: There are 13 properties scheduled to close, and their average price is $388,753.

CLOSINGS: Three properties were reported as closed in the last week, and they were listed on average at $202,500. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 104 homes or apartments available. The median monthly price is $2,100 and the average price is $3,578 per month. These year round rental opportunities have been on the market an average of 61 days.
