Fairfield CT Real Estate Market Report Week of July 10, 2012

FAIRFIELD CT HOMES: There are currently 465 homes that are actively on the market, and the median list price in Fairfield is now  $585,000. These homes have been available an average of 110 days, and are listed at an average price of $1,180,970. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $167,500.

Nineteen new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were 12 properties that had a price change. Seventeen properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 100 properties scheduled to close, and their average price is $871,616.

CLOSINGS:  Eleven properties were reported as sold this past week, and they had an average list price of $627,582 with an average market time of 104 days. There were 96 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 60 condos that are available is $346,750. These properties have been listed an average of 132 days, and have an average price of $483,483. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $147,500.

One new listing came on the market this week, and no homes came back on the market after being under deposit.  Five properties had a price change. In the last week, two properties went into CTS status, and no properties went into pending status.

TOWNWIDE PENDINGS: There are eight properties scheduled to close, and their average price is $385,925.

CLOSINGS: One property was reported as closed in the last week, and was listed  at $219,500. There were 12 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 109 homes or apartments available. The median monthly price is $2,250 and the average price is $3,852 per month. These year round rental opportunities have been on the market an average of 64 days.

There are 19 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 100 days, and at an average price of $10,615. The median price of both furnished and unfurnished seasonal rentals is $4,500. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Southport CT Real Estate Market Report Week of July 10, 2012

SOUTHPORT CT HOMES:  Southport's median list price is now at $987,000. As of this morning, there are 57 homes that have actively been on the market for an average of 145 days and are listed at an average price of $2,189,594.

The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $225,000.

Two new listings came on the market this week, and one home came back on the market after being under deposit. There were two properties that had a price change. One home has gone under the initial deposit stage, which we call CTS, and one property  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

CLOSINGS: There was one closing reported in the past week, and the home was listed at $1,467,000.  There were 13 status changes in the last seven days.

Fairfield Single Family and Condominium Sale Details for June 2012

There were 77 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of June, 2012.


The average sales price was $669,061 and the average market time was 102 days.
Total closed Sales Volume for the month of April 2012 was $51,517,700

There were 12  condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of  June, 2012.


The average sales price was $328,225 and the average market time was 90 days.
Total closed Condominium  Sales Volume for the month of June 2012 was $3,938,700

 FAIRFIELD CT HOMES: There are currently 468 homes that are actively on the market, and the median list price in Fairfield is now  $597,450. These homes have been available an average of 110 days, and are listed at an average price of $1,202,752. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $167,500.

Eighteen new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were 20 properties that had a price change. Twenty-two properties have gone under the initial deposit stage, which we call CTS, and 22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 97 properties scheduled to close, and their average price is $800,791.

CLOSINGS:  Thirty-three properties were reported as sold this past week, and they had an average list price of $607,664 with an average market time of 90 days. There were 146 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 59 condos that are available is $346,750. These properties have been listed an average of 134 days, and have an average price of $485,889. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $147,500.

Three new listings came on the market this week, and no homes came back on the market after being under deposit.  One property had a price change. In the last week, three properties went into CTS status, and two properties went into pending status. Their average list price was $459,000.

TOWNWIDE PENDINGS: There are eight properties scheduled to close, and their average price is $385,925.

CLOSINGS: Four properties were reported as closed in the last week, and they were listed on average at $584,975. There were 16 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 103 homes or apartments available. The median monthly price is $2,325 and the average price is $3,834 per month. These year round rental opportunities have been on the market an average of 65 days.

SOUTHPORT CT HOMES:  Southport's median list price is now at $1,036,,500. As of this morning, there are 60 homes that have actively been on the market for an average of 143 days and are listed at an average price of $2,265,615.

The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $225,000.
