Fairfield CT Real Estate Market Report Week of July 31, 2012

FAIRFIELD CT HOMES: There are currently 430 homes that are actively on the market, and the median list price in Fairfield is now  $599,500. These homes have been available an average of 116 days, and are listed at an average price of $1,210,465. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $139,900.

Ten new listings came on the market in the past seven days, and six homes came back on the market after being under deposit. There were 12 properties that had a price change. Sixteen properties have gone under the initial deposit stage, which we call CTS, and 22 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 94 properties scheduled to close, and their average price is $917,607.

CLOSINGS:  Twenty-three properties were reported as sold this past week, and they had an average list price of $840,239 with an average market time of 87 days. There were 112 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 50 condos that are available is $341,950. These properties have been listed an average of 148 days, and have an average price of $482,936. The highest list price for a condo in town is $1,199,000 and the lowest priced condominium available is $129,900.

One new listing came on the market this week, and no homes came back on the market after being under deposit.  One  property had a price change. In the last week, four properties went into CTS status, and one property went into pending status.

TOWNWIDE PENDINGS: There are nine properties scheduled to close, and their average price is $565,841.

CLOSINGS: One property was reported as closed in the last week, and was listed at $319,000. There were 13 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 94 homes or apartments available. The median monthly price is $2,050 and the average price is $3,447 per month. These year round rental opportunities have been on the market an average of 63 days.

There are 19 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 122 days, and at an average price of $10,189. The median price of both furnished and unfurnished seasonal rentals is $5,000. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

Fairfield CT Real Estate Market Report Week of July 24, 2012

FAIRFIELD CT HOMES: There are currently 446 homes that are actively on the market, and the median list price in Fairfield is now  $585,000. These homes have been available an average of 115 days, and are listed at an average price of $1,190,702. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $167,500.

Twelve new listings came on the market in the past seven days, and one home came back on the market after being under deposit. There were 16 properties that had a price change. Fifteen properties have gone under the initial deposit stage, which we call CTS, and 21 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 98 properties scheduled to close, and their average price is $948,605.

CLOSINGS:  Twenty properties were reported as sold this past week, and they had an average list price of $643,540 with an average market time of 131 days. There were 108 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 51 condos that are available is $341,952. These properties have been listed an average of 141 days, and have an average price of $475,329. The highest list price for a condo in town is $1,199,000 and the lowest priced condominium available is $129,900.

Two new listings came on the market this week, and no homes came back on the market after being under deposit.  Three properties had a price change. In the last week, one property went into CTS status, and two properties went into pending status.

TOWNWIDE PENDINGS: There are 11 properties scheduled to close, and their average price is $512,325.

CLOSINGS: One property was reported as closed in the last week, and was listed at $319,000. There were 13 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 97 homes or apartments available. The median monthly price is $2,050 and the average price is $3,472 per month. These year round rental opportunities have been on the market an average of 67 days.

Southport CT Real Estate Market Report Week of July 24, 2012

SOUTHPORT CT HOMES:  Southport's median list price is now at $1,043,000. As of this morning, there are 55 homes that have actively been on the market for an average of 156 days and are listed at an average price of $2,284,470.

The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $225,000.

One new listing came on the market this week, and no homes came back on the market after being under deposit. There were no properties that had a price change. One home has gone under the initial deposit stage, which we call CTS, and two properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. They were listed on average at $644,500.

CLOSINGS: There were two closings reported in the past week, and their average list price was $806,950.  There were seven status changes in the last seven days.

FAIRFIELD CT HOMES: There are currently 469 homes that are actively on the market, and the median list price in Fairfield is now  $597,450. These homes have been available an average of 110 days, and are listed at an average price of $1,180,812. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $167,500.

Seventeen new listings came on the market in the past seven days, and one home came back on the market after being under deposit. There were 16 properties that had a price change. Thirteen properties have gone under the initial deposit stage, which we call CTS, and 13 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 93 properties scheduled to close, and their average price is $905,178.

CLOSINGS:  Sixteen properties were reported as sold this past week, and they had an average list price of $544,994 with an average market time of 134 days. There were 93 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 52 condos that are available is $372,200. These properties have been listed an average of 144 days, and have an average price of $500,518. The highest list price for a condo in town is $1,408,175 and the lowest priced condominium available is $147,500.

One new listing came on the market this week, and no homes came back on the market after being under deposit.  Three properties had a price change. In the last week, two properties went into CTS status, and four properties went into pending status.

TOWNWIDE PENDINGS: There are 10 properties scheduled to close, and their average price is $422,740.

CLOSINGS: Two properties were reported as closed in the last week, and were listed on average at $259,000. There were 17 status changes for the week.

Southport CT Real Estate Market Report Week of July 17, 2012

SOUTHPORT CT HOMES:  Southport's median list price is now at $1,043,000. As of this morning, there are 56 homes that have actively been on the market for an average of 150 days and are listed at an average price of $2,256,533.

The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $225,000.

One new listing came on the market this week, and no homes came back on the market after being under deposit. There was one property that had a price change. One home has gone under the initial deposit stage, which we call CTS, and two properties  went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.
