Fairfield CT Real Estate Market Report Week of August 13, 2012

FAIRFIELD CT HOMES: There are currently 421 homes that are actively on the market, and 51 of these homes are in the initial  stage of deposit, which we call CTS. The median list price in Fairfield is now  $818,500. These homes have been available an average of 112 days, and are listed at an average price of $1,233,244. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $139,900.

Twenty-four new listings came on the market in the past seven days, and three homes came back on the market after being under deposit. There were 18 properties that had a price change. Thirteen properties have gone under the initial deposit stage, which we call CTS, and 18 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 100 properties scheduled to close, and their average price is $776,341.

CLOSINGS:  Eighteen properties were reported as sold this past week, and they had an average list price of $1,080,266 with an average market time of 99 days. There were 102 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 43 condos that are available is $412,000, and four of these homes are under the initial stage of deposit, which we call CTS. These properties have been listed an average of 150 days, and have an average price of $496,888. The highest list price for a condo in town is $1,149,000 and the lowest priced condominium available is $129,900.

One new listing came on the market this week, and one home came back on the market after being under deposit.  Three properies had a price change. In the last week, one property went into CTS status, and two properties  went into pending status. They were listed on average at $389,050.

TOWNWIDE PENDINGS: There are 12 properties scheduled to close, and their average price is $547,273.

CLOSINGS: Three properties were reported as closed in the last week, and were listed on average at $274,667. There were 14 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 97 homes or apartments available. The median monthly price is $2,700 and the average price is $3,628 per month. These year round rental opportunities have been on the market an average of 63 days.

There are 20 seasonal or summer rentals available throughout Fairfield that have been on the market an average of 93 days, and at an average price of $9,545. The median price of both furnished and unfurnished seasonal rentals is $4,750. Please note that seasonal rental prices are sometimes listed as an aggregate price for the season, or they can be listed as per the monthly rental cost.

There were 64 single family home sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of July, 2012.


The average sales price was $683,584 and the average market time was 104 days.
Total closed Sales Volume for the month of July 2012 was $43,749,400

There were 7  condominium sales reported through the Greater Fairfield County Multiple Listing System in the town of Fairfield during the month of  July, 2012.


The average sales price was $306,271 and the average market time was 105 days.
Total closed Condominium  Sales Volume for the month of June 2012 was $2,143,900

Fairfield CT Real Estate Market Report Week of August 7, 2012

FAIRFIELD CT HOMES: There are currently 429 homes that are actively on the market, and the median list price in Fairfield is now  $597,000. These homes have been available an average of 113 days, and are listed at an average price of $1,204,811. The highest priced home for sale in town is listed at $12,900,000 and the lowest priced available single family home is $139,900.

Twenty-six new listings came on the market in the past seven days, and no homes came back on the market after being under deposit. There were 12 properties that had a price change. Twenty-three properties have gone under the initial deposit stage, which we call CTS, and 17 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close.

TOWNWIDE PENDINGS: There are 89 properties scheduled to close, and their average price is $867,136.

CLOSINGS:  Twenty-two properties were reported as sold this past week, and they had an average list price of $860,591 with an average market time of 73 days. There were 125 status changes in the last week.

FAIRFIELD CT CONDOS: The median price for the 46 condos that are available is $53,250. These properties have been listed an average of 153 days, and have an average price of $489,006. The highest list price for a condo in town is $1,199,000 and the lowest priced condominium available is $129,900.

No new listings came on the market this week, and one home came back on the market after being under deposit.  One  property had a price change. In the last week, two properties went into CTS status, and four properties  went into pending status. They were listed on average at $388,000.

TOWNWIDE PENDINGS: There are 13 properties scheduled to close, and their average price is $511,121.

CLOSINGS: One property was reported as closed in the last week, and was listed at $299,000. There were 12 status changes for the week.

RENTALS: If you are looking to rent year round, either furnished or unfurnished, there are 101 homes or apartments available. The median monthly price is $2,100 and the average price is $3,629 per month. These year round rental opportunities have been on the market an average of 63 days.

Southport CT Real Estate Market Report Week of August, 6, 2012

SOUTHPORT CT HOMES:  Southport's median list price is now at $1,109,500. As of this morning, there are 48 homes that have actively been on the market for an average of 140 days and are listed at an average price of $2,440,479.

The highest priced home for sale in the Southport area of town is listed at $12,900,000 and the lowest priced available single family home is $375,000.

Two new listings came on the market this week, and no homes came back on the market after being under deposit. There was one property that had a price change. No homes have gone under the initial deposit stage, which we call CTS, and one property went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. It was listed  at $499,900.

CLOSINGS: There were three closings reported in the past week, and their average list price was $929,633.  There were 13 status changes in the last seven days.

Flood Zones in Fairfield Are About to Change. Are You Affected?

The Federal Emergency Management Agency (FEMA) is proposing revised Flood Insurance Rate Maps for parts of Fairfield and Southport, which are due to take effect in May of 2013. Changes include additions or modifications of special flood hazard areas, changes in base flood elevations or depths, and flood zone designation changes.


Although FEMA published notice of the proposed flood hazard determinations in the first week of June  in the Connecticut Post,  there is less than one month left to appeal, which is NOT a long time to begin the process.

The new proposed maps are available for your review in the Town Planning and Zoning Office located at Sullivan Independence Hall on 725 Old Post Road.


If you believe that you may be adversely affected,  you may file an appeal. All appeals must be forwarded by the Town to FEMA during the 90-day appeal period, which began on June 8, 2012.   If you have a question regarding the new mapping,  or appeals, contact Assistant Planning Director Jim Wendt at (203) 256-3050 or jwendt@town.fairfield.ct.us
