Fairfield CT Real Estate Sales "RealTrender" Report 

The Fairfield RealTrender Report" is a  market snapshot of  real estate sales by price and bedrooms in town over the last 45 days. We also have included townwide condominium sales as well for your review.
There were 31  single family home sales reported in Fairfield in this Realtrender period, and they are broken down by bedrooms in the graph. There  were  5 condominium sales townwide.

The idea of the 45 day report came from the Federal Reserve Banks, who submit an economic climate report every 45 days, and its commonly referred to as The Beige Book. I've thought that if that particular time period was important enough to be recognized by banks, that I should recognize that as a real estate agent as well. So here are the quick details. Fairfield CT Real Estate Sales Report for March 2011

There were twenty single family home sales in Fairfield that were reported to the MLS.  The average List price was $809,605 and the average sale price was $736,371, and market time for these listings to sell was 150 days. On average, the sale price to list price ratio for sold listings was 91.02%
Five condominiums were sold in Fairfield  that were reported to the MLS.  The average List price was $372,320 and the average sale price was $353,500, and market time for these listings to sell was 206 days. On average, the sale price to list price ratio for sold listings was 94.9%

Fairfield CT Weekly Real Estate Market Report 3/29/11

FAIRFIELD CT HOMES:  The median list price in Fairfield is $549,000.  There's been a flurry of activivity in town! As of this morning, there are 421 homes actively on the market for  115 days and are listed at an average of $1,124,165. 19 new listings came on the market this week, including no homes that came back on the market after being under deposit.  There were  15 properties that had a price change. 29 properties have gone under the initial deposit stage, which we call CTS, and 12 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 3 properties sold this past  week, and they had an average price of $468,000, and  were on the market an average of 171 days. There were 94 status changes in the last week.

FAIRFIELD CT CONDOS: The  76 condominiums that are available  have been  listed an average of 134 days, and have an average price of $499,611.  3 new listings came on the market this week, and no Properties had a price change. In the last week,  9 properties went into CTS status,  and 1 property went into pending status. No properties closed in the last week. There were 15 status changes for the week.

If you are looking for a rent in town, there are  102 homes or apartments available, and they are listed at average price of $4,432 per month, and have been on the market approximately 53 days.

Fairfield CT Weekly Real Estate Market Report 3/22/11

FAIRFIELD CT HOMES:  The median list price in Fairfield is $547,000. As of this morning, there are 418 homes actively on the market for  117 days and are listed at an average of $1,118,817. 26 new listings came on the market this week, including 2 homes that came back on the market after being under deposit.  There were  8 properties that had a price change. 14 properties have gone under the initial deposit stage, which we call CTS, and 10 properties went into Pending status, which means that the conditions have been satisfied, and the property is scheduled to close. CLOSINGS: 5 properties sold this past  week, and they had an average price of $1,562,780, and  were on the market an average of 119 days. There were 81 status changes in the last week.

FAIRFIELD CT CONDOS: The  75 condominiums that are available, and they have been  listed an average of 128 days, and have an average price of $464,733.  7 new listings came on the market this week, and 3 Properties had a price change. In the last week,  6 properties went into CTS status,  and 1 property went into pending status. No properties closed in the last week. There were 23 status changes for the week.

If you are looking for a rent in town, there are  98 homes or apartments available, and they are listed at average price of $4,631 per month, and have been on the market approximately 53 days.

Weekly Fairfield CT Real Estate Market Report 3/15/11

FAIRFIELD CT HOMES: The median list price in Fairfield is $544,900. The market is steadily improving! There are currently 392 homes on the market for an average of $1,152,210 that have been on the market 126 days. There were 21 new listings and no homes came back on the market after being under deposit.  8 Properties had a price change. In the last week, 20 properties have gone under deposit, which is what we call CTS. This means that the property just took a binder, but all the contingencies have not yet been met. 16 properties went into Pending status, which generally means that the all conditions have been satisfied, and the property is just waiting to close. The 5 properties that closed in the last week had an average price of $803,580 and were on the market an average of 117 days. There were 81 status changes in the last week.

FAIRFIELD CT CONDOS: There are currently 75 condominiums on the market listed at an average price  of $463,546 and they have been on the market  an average of 131 days. There were 5 new listings. 2 Properties had a price change. In the last week,  1 property went into CTS status,  and no properties went into pending status. No properties closed in the last week. There were 11 status changes for the week.

There are currently 91 rental opportunities available in Fairfield CT at an average price of $4,406 per month, with an average market time of 58 days.
